order to facilitate the underwriting of any Credit Request, the
following information is required. Additional information or
clarification may be required to complete the file.
An initial underwriting can be accomplished by submitting the items
listed in bold lettering via email to
loan@phoenixfirstcredit.com.

•
Description of ownership structure
•
Resumes, personal financial statements and a schedule of real
estate owned for all principals
•
Current rent roll (with tenant name, unit sq. ft., lease expiration
date, current rent, concessions, renewal options and arrearages)
•
Year to date operating statements
•
Previous three years operating statements
•
Description of major tenants (occupying >20%)
•
Any
available third party reports (environmental, engineering,
appraisal, etc.)
•
Copies of commercial leases and amendments, lease abstracts, form
lease
•
Current and historical vacancy information
•
Brief description of site and improvements, including size, age,
etc.
•
General market information
•
Pictures of the property and surrounding area
•
Marketing material
•
Resume for the property management company
•
Description of existing debt, terms and maturity
