CMBS Financing

Phoenix First’s unique multifamily CMBS advantages include maximized leverage, rapid execution, personalized benefits of working with a true relationship lender and flexible options, including bridge-to-permanent CMBS loans, mezzanine and preferred equity financing.

Phoenix First maintains lasting relationships with many national and regional banks to provide construction, bridge, and permanent financing for properties nationwide. While these loans normally provide short-term financing of three to five years, they can sometimes extend to longer maturities.

Bridge Financing
Borrowers looking to acquire or reposition a property can count on Phoenix First. We offer certainty of execution in the form of short-term, non-recourse loans from $500,000 and up that can be structured with built-in planned capital expenditure funding. Furthermore, once a property is ready for permanent or long-term fixed-rate financing, our dynamic team can help make this transition a seamless one.

Structured Finance
For capitalization beyond debt financing loans, Phoenix First can provide you with several options in the capital stack: joint venture equity, bridge and preferred equity, mezzanine financing, platform or operating company investments, development/construction financing, and beyond.

Minimum - $500,000, No Maximum

Term:

Loan maturities of 6 months to 30 years

Loan To Value Ratio:

Up to 75% - Multifamily, Anchored Retail, Office
Up to 70% - Other Retail and Other Property Types
Up to 60% - Hotels and Special Purpose Property

Debt Service:

1.25x minimum - Multifamily or Anchored Retail Property
1.30x minimum - Shadow Anchored Retail, Office and Industrial Property
1.50x minimum - Hotels and Special Purpose Property

Collateral:

First Mortgage, non-recourse; no personal guaranties required, except for standard lender carve-outs. (Personal guaranties may be used or required to eliminate need for some reserves or to mitigate other credit issues.)

Loan Fees:

1% of the loan amount

Transaction Costs:

Expenses include the cost of an Appraisal, other reports, title insurance and on certain transaction types, lender legal fees.

Deposits:

A deposit is required with loan application based upon Third Party costs and other related expenses

Loan Commitment:

Within 10 business days of an executed application, requested Borrower data and Third Party reports

Funding:

3-7 business days following execution of Commitment and receipt of satisfactory reports
